Now, everyone hopes that their roof will age like fine wine. But hey, it’s not Cinzano Rosso, but SHINGLES we’re talking about! Most roofs have a lifespan of 20-25 years. If yours is creeping up to that number or has surpassed it already, consider its retirement. It’s done its duty and it’s time to honorably discharge it.
Inspect Roof Materials
Materials used play a big role in determining the life of a roof. Whether it’s asphalt shingles, wood shake, or metal roofing, they all have different lifespans.
Drooping Shoulders? More Like Drooping Roof!
Ever noticed how you instinctively keep away from that slouchy, droopy guy on the subway? Apply the same rule to your roof. If it's drooping, sagging, or buckling, you've got a problem. Likely, it’s holding a lot of weight (usually water) and needs a replacement ASAP to prevent a collapse. We’re talking bad posture on steroids!
Check for Water Damage or Leaks
Puddle on the floor? Mysterious stained ceilings or walls? That's like your house subtly hinting, ‘Hey, boss, we’ve got a leak!’ An occasional leak can be fixed, but a slew of them might mean it's time to scrap the old and bring in the new.
Mermaid Scales Up Top?
Now, mermaids are great. But mermaid scales in your gutters? Not so much. If you start finding granules—those tiny, pebbly things that coat your shingles—in the gutters, that’s the equivalent of your roof crying for help. It’s shedding, which is not really a practical look for a roof.
Check for Missing or Loose Granules
Do an occasional clean-up of your gutters and inspect if there are a hefty amount of granules. Too much loss and you've got shingle exposure to sun, rain and other elements, meaning your roof’s superhero shield is not so super anymore.
It’s All About the Attitude... Err, Altitude!
Yes, roofs have attitudes too! If your shingles are curling or cupping, it might be high time to consider a replacement. This isn’t just a face-reading session here, that’s your roof giving you a visual clue that its lifespan is nearing its end.
Look at the Roof’s Overall Appearance
Apart from leakage or granules loss, sometimes it's just the wear and tear over the years that show. If the roof has changed in color, or has mold, moss, or fungi growth, or just looks worn out, it's probably time to give your house a new crown.
